Many projects in the legislation are developed to prevent speculation in the Austrian real estate market. It was such laws, as well as high taxes, that have become a guarantee of stability in this countries. Safety, order and concern for citizens living in Austria are considered fundamental. Therefore, if you are going to purchase real estate in Austria, you should prepare for the passage of certain stages of the procedure. All transactions carried out on the issue of real estate purchase and sale should be approved by the authorities, so permission to purchase housing in the local municipality should be obtained. By the way, such a procedure is mandatory for both residents of the country and foreigners. At the same time, non -residents are required to indicate the purpose of acquiring real estate, which is the most important criterion for obtaining permission or refusal of local authorities to conduct a transaction. For example, a farm in some region of the country can only be bought by a farmer, which should contain at least five cows, as in another region there are already other conditions for the purchase of a farm. The scheme of the purchase and sale procedure is prescribed quite clearly in the law. They are issued by a licensed notary and lawyer. When inspecting the purchased object, in accordance with the law, a separate contract is signed for each type of object where the address, characteristics of the object, cost, date of viewing, cost of realtor services and information about the buyer are indicated. Real estate trading is recorded in writing, where the buyer officially offers his price, and the owner of the object agrees or offers his options.
